A: Yes, if you like to work with section 8, otherwise no need to update your house for section 8 if you choose not to work with them.

A: Our company works under REMAX Center license and plus, our individual agents also are licensed in state of Georgia

Q: Can I reach you after hours?
A: We are available after hours to handle maintenance emergencies. Otherwise, our office hours are Monday through Friday 9am – 5pm.

Q: Can you put the money directly into my account?
A: Yes, you can expect to get your funds into your account from the first thru the 10th, given your tenant has paid up the rent.

Q: Do I get to see the lease or sign it?
A: Once tenant has been approved through our systems, a lease will be drawn and will be send to your email on file for your review.

Q: Do you sell real estate too?
A: No. SOPM Team is strictly a Management company who has dedicated their time specifically learning the ins and out of property management. In the interest of always striving to be better, our already experienced staff are constantly learning new strategies and staying updated on the legal aspects of management so that our clients can be assured their property is in the best capable hands with SOPM Team. If our clients are interested in sales, we are happy to refer them to trusted agents that we are confident will take great care of them.

Q: How and when do I get my checks?
A: You can expect to get your funds into your account given your tenant has paid up between first and the tenth of each month.

Q: How is rent collection handled?
A: We accept rent payments via our online portal, in person at our office, or by mail. Rent is due by the 1st and is considered late at 9:00am on the 6th. After that time, a late fee will be assessed according to the terms of the lease.

Q: How long of a lease do you sign?
A: Our lease term is typically for 12 months and occasionally we have a tenant wish to sign longer term leases.

Q: How much security deposit do you charge the tenant?
A: We ask for a security deposit equal to one month of rent but if tenant has any negative reporting on their credit/ criminal back ground so we will ask for more security deposit instead of denying the application.

Q: How soon can you start managing my property?
A: We can manage your property as soon as a management agreement has been signed.

Q: What type of properties do you manage?
A: At SOPM , we manage Single Family homes as well as any size multi unit apartment buildings

Q: What type of reports do I get and how often?
A: When your property is on the market for lease, you will receive weekly property feedback reviews from the showings at your property. Owners are able to see how many times the property was viewed online, the number of showings scheduled and a summary of feedback received. While your property is leased, you will receive a monthly statement report showing you the income and expenses for each property. We also provide an annual review which includes a property inspection with photos .

Q: Who holds the tenant security deposit?
A: As property owner you will keep your security deposit, how ever you must consult your attorney and accountant on if you are required to have a separate account to hold your security deposit
